1. Scope

These General Terms and Conditions and House Rules apply to direct bookings of holiday and short-stay accommodations offered by SoleaStay GmbH.

For bookings made through Airbnb, Booking.com, Vrbo, HomeToGo or other booking platforms, the relevant platform’s terms and conditions apply to booking, payment, cancellation and refunds. The house rules and terms of use agreed with SoleaStay also apply, provided they do not conflict with the platform’s overriding terms. By completing a direct booking, the guest confirms that they have read and accepted the GTC and house rules provided before the contract was concluded.

2. Contracting parties and conclusion of the contract

The contracting party is SoleaStay GmbH. The guest is the person who makes the booking. They are responsible for ensuring that their details are correct and that accompanying guests are informed of the applicable house rules. Bookings may only be made by adults. The contract is concluded when SoleaStay issues written booking confirmation.

3. Subject of the contract

The purpose of the contract is the temporary use of the furnished accommodation specified in the booking confirmation. The relevant address, amenities and maximum occupancy are set out in the accommodation description and booking confirmation.

The accommodation may only be used for holidays, temporary stays or business overnight stays. Subletting to third parties, holding events or conducting commercial activities involving public access requires prior written consent.

4. Prices and included services

The total price shown to the guest before the booking is completed and stated in the booking confirmation is binding.

Unless stated otherwise, your stay includes:

  • Use of the furnished accommodation and its amenities
  • Bed linen and towels
  • Electricity, water and heating for normal use
  • Wi-Fi, if available
  • Standard final cleaning

Additional fees, for example for pets or special services, are disclosed before booking.

Statutory charges are collected in accordance with applicable regulations and communicated transparently.

5. Booking and payment

For direct bookings, the full booking amount is due upon receipt of the booking confirmation, unless otherwise agreed. Payment is made using the payment methods offered during the booking process, in particular by credit card.

If payment is not made on time, SoleaStay may withdraw from the contract after sending written notice and allowing a reasonable additional period for payment, provided the statutory requirements are met.

Failure to make a payment does not automatically constitute a free cancellation.

The accommodation is generally handed over only once all payments due under the agreed terms have been made.

6. Cancellation and refunds

The following cancellation terms apply to direct bookings through SoleaStay:

6.1 Free Cancellation

If you cancel at least 30 days before the agreed check-in date, the booking amount already paid will be fully refunded.

6.2 Cancellation with a 50% refund

If you cancel less than 30 days but at least 14 days before the agreed check-in date, 50% of the booking amount will be refunded. The remaining 50% will be retained as a cancellation fee, subject to any statutory rights.

6.3 Cancellation at short notice

As a general rule, cancellations made less than 14 days before the agreed check-in date are not eligible for a refund.

6.4 How Cancellation Periods Are Calculated

The time at which SoleaStay receives the written cancellation is decisive. The deadlines are calculated based on the agreed check-in time. Unless otherwise agreed, 4:00 pm on the arrival date is used as the reference time. Swiss local time (Europe/Zurich) applies. The deadlines refer to complete periods of 24 hours. Exactly 30 days before check-in, a full refund still applies; exactly 14 days before check-in, a 50% refund still applies.

6.5 No-shows and early departures

If a guest fails to arrive or leaves early for reasons within their control, they are generally not entitled to a refund for unused nights.

6.6 Replacement Accommodation and Statutory Claims

If the cancelled stay is re-let, any income received and expenses saved will be taken into account in accordance with statutory provisions.

A guest may propose a suitable replacement. Any mandatory statutory rights remain unaffected. Double compensation for the same loss is excluded.

6.7 Processing refunds

Refunds are generally made to the original payment method, where technically possible and unless otherwise agreed.

6.8 Cancellations through booking platforms

For bookings made through Airbnb, Booking.com, Vrbo, HomeToGo or other booking platforms, the cancellation and refund terms agreed for the relevant booking on that platform apply.

6.9 Travel insurance

We recommend taking out travel cancellation insurance.

7. Cancellation or termination of the contract by SoleaStay

If unforeseen events, significant technical damage, official measures or force majeure make the accommodation unavailable, SoleaStay will inform the guest as early as possible. Where possible, suitable replacement accommodation will be offered.

If no reasonable alternative can be provided, payments for services not rendered will be refunded.

Any further statutory claims remain unaffected.

In the event of serious or repeated breaches of contract, SoleaStay may terminate the stay early for good cause, to the extent permitted by law.

8. Arrival and departure

Unless otherwise agreed, the following applies:

  • Check-in from 4:00 pm
